Each package includes a specific number of free services, free gas safe inspections, and a maximum limit on callouts per month. Why is there a Maximum callout per month?
We believe in managing expectations and allocating resources effectively. By setting a maximum limit on callouts per month, we ensure realistic expectations and optimal resource utilization. During the initial three months of the first year, we estimate the average number of emergency callouts to plan our maintenance team's availability and response times accordingly.
If your callouts for a single month exceed 20% of the allocated tiered amount, there will be no extra charge on your monthly premium. However, if your callouts consistently exceed the tiered amount for 2 consecutive months, we will inform you that your account will need to be upgrade to the appropriate tier. In cases where callouts consistently exceed all tiers, a custom tier will be created to meet your specific needs.

- Online Portal System Access: Enjoy secure access to our online portal system, where you can conveniently manage various aspects of your maintenance services, including quotations, sales orders, helpdesk tickets, relevant documents, and e-signing important documents.
Our services are available during standard hours, from 8 am to 5 pm, covering routine and urgent repairs. For emergency callouts outside standard hours, from 6 pm to 8 am, we ensure round-the-clock assistance for critical repairs.
Efficient Sourcing for Seamless Maintenance: Your Partner in Property Care
At Orisha Building Services, we strive to provide efficient and cost-effective property maintenance solutions. In the event that a part, tap, socket, or any other item requires replacement during a repair or maintenance service, we kindly request the landlord to provide us with the necessary supplier information and part number. This ensures that we can source the exact replacement to maintain the integrity of the property's systems.
However, if the landlord is unable to provide the
required information or does not have a preferred supplier, Orisha
Building Services may undertake the responsibility of sourcing the part
or materials. In such cases, a reasonable charge for the sourcing
service may apply. Our goal is to streamline the maintenance process and
deliver exceptional service while ensuring that all replacement parts
and materials meet the highest quality standards.
